Everything I read seems to say that apartments are nice but they become more of a pain to manage instead of a single family with a good chance of a long term tenant.I know the time is now to get it but I'm driving myself crazy looking at different properties!

The balances are too low to bother with the pain and costs of refinancing.

Hi Blair, I feel your pain there is nothing out there on the web with efficient quad designs.However I have 3 newer 4 plexes that I want to use the design from, but adding a bedroom and bath. 

I feel your pain, that would had given me so much stress that I would had taken a bat a finish the job on destructive of the stove glass top.

Our lender informed us that in order to qualify for a conventional loan, the property needs to undergo all repairs outlined in our purchase agreement in order for be appraised as 'Average' ( appraiser stipulated that the repairs requested in our contract would satisfy the necessary items to bring the property up to Average Condition).

If necessary, I would potentially use any other income sources to speed up, stay on target or address pain points.I'm suggesting a 10 year time frame as a ball park because I will use any additional income to speed this process along.

Ultimately, you need to listen to them and find out what their biggest pain point is and then solve that problem for them. 

I'm from Chicago and in my neck of the woods Security Deposits are a giant pain in the butt if you're a landlord.  

I don't go through that much time, pain and money for something I don't own.  

Its just a major pain.
