I went from a W2 job to building a portfolio of 500+ units over the last 5 years by starting small and scaling smart.

It is unlikely that one person will be able to do a good job in every aspect.

Cleaner is paid a fixed rate for a specific job, you are paid a % of revenue.

.- In some markets, that are growing quickly, with great jobs and lots of inbound migration, this could be a little higher - like 4-5% per year over long time periods as demand outpaces supply.

It also has a good sized tech hub, and major employers like coors, Amazon, Buckley space force base, Lockheed Martin, etc.

Where I have a Handyman Business that I started when I retired from a Government job after 30 years.   

I know, sorta defeats the purpose of an LLC from a financial perspective, but gets the job done.

They are there on time reliably, do a good job managing inventory/off site laundry, and generally do a good job cleaning overall.

Most of us enjoy progress, we like to move the needle.I technically retired in 2015 from my W2 job on rental income.
