The fear and panic that is being associated with any hint of a recession baffles me because as you pointed out, it often doesn't indicate much, if any, disturbance in the real estate market. 

Hint: it will go faster than you think and it's mostly not cash flow.

I'm seeing a hint of better flip opportunities in SW Florida as a reflection of the shift in the market to the buyer's side.

Another hint is the geographical market this individual is targeting: two countries in North America so far.
