@Wayne BrooksLet’s refrain from being typical in this particular situation as it’s peculiar in so many ways.For example since you mentioned tenants don’t typically find a place , sign a lease and then give 30 days notice.This particular tenant left couple of months ago to his sister’s place state,started living there for free and started looking for another job and found another job there , resigned his current job all the while keeping me in blind until he fulfilled his agenda.I am not trying to figure out a way to clip.

I don't have many recommendations for OOS specialists (because I live here), but @Alyssa Dyer with Table Investments is/are very knowledgeable and responsive and specialize in working with people outside Oklahoma.Rhett Tullis is a property manager that I haven't personally worked with, but who was very helpful to my sister when she was exploring investing here from Texas.

I do see bracing put in place to reinforce the damage (hard to tell just from the pictures, but I see a corresponding to "sister" (aka "scab") for the badly damaged pieces.
