Zac, while it is true that some trusts are complicated, file tax returns, get EIN's and need attorneys to set them up for you...what I am talking about is a basic Grantor Revocable Trust (Better known as a Land Trust or an "Illinois Type Land Trust").

The units are in good shape, ready to move in. 

And can you do it without having the land under contract and/or already acquired?

I can't renovate with a tenant in the property, especially if they are paying below market rent.I DO find some properties that are in good shape, even tenant occupied that have a low cap rate - or SFR that have a low CAP rate - Should I be considering these properties?
