My investors have had much safer returns buying "done" versions instead of doing the rehab themselves because of the cost, time, and knowledge.

While you can use your own funds, alternative sources like hard money lenders and private money lenders offer distinct advantages.

Keep the FHA loan as an alternative if capital constraints arise.
