I'm 24, working in the Texas oilfields, have a Mechanical Engineering degree, and sitting on some cash.

But I'm no structural engineer I'm just someone with some guesses about it.

Unless you have a background in petroleum or chemical engineering or have one doing your due diligence then I would suggest that you walk away from this area.

Diversification can also be a key to a robust investment strategy, so considering a mix of both rural and urban properties could be beneficial.

Thank you for the infomation, Kenneth.I'm partnering with a land developer who has 20 years successful experience in this industry.Furthermore, he knows the head of the county, engineers and many others.The properties are way below market value.With that said, there is almost no room for mistakes. 

Now of course for a new build, or a major remodel, you will have to get an Architect and an Engineered set of plans, and submit plans to the City and a Plan Check company.
