You need to sign a regular purchase and sale agreement with an assignability and marketing clause with you as the buyer.

Now as an agent, I come across situations like this on the regular: buyers and sellers always think they know more than they actually do, and often screw something major up without even realizing it.

I did a double check on my properties (I do this regularly anyway), my discounts remain as I had them previously (I do offer different discounts for length of stay).  

I would also add in some counties, moving the LLC from your personal name into the LLC can be considered a taxable event, you would need to see what the specifics are for where the properties are located.

Your challenge is to make your request seem like it’s part of their regular, bureaucratic tasks. 

I used to regularly get threatened with lawsuits.  

Usually, there is no taxable event if the LLC owners are the same as the current property owner.

You can see regularly companies and some individuals here on BP that like to play games and it happens to them.   

Unless the place in an amazing location that couldn't support a full size home, you are better off doing a regular place.A tiny home isn't considered real property.

I informed the tenant of this and told him I would be happy to write up a new lease agreement to include the landscaping if he would want regular maintenance.
