Find a good agent that can connect you with contractors, lenders, Pm's and most importantly deal flow.

What we typically see is a contractor trying to act as a bully as most homeowners are push overs.

I also have a contractors license and I am good at seeing value but I’ve never sold anything.

If you choose to work with them however, I recommend flying out, or call a Real Estate Agent/Contractor/friendto video call you, and see the property before you sign the dotted line.

There is no way these are licensed and insured contractors. 

I love the value in office space in general if you know you don't want to redevelop and you are betting on it coming back.

., but you'd need to rely on local contractors or someone to go and check that the house is locked up/ secure on occasion, so definitely some logistical issues there to consider.Additional logistical issues - if your agents are centrally working, then you need a logistical solution for: signs, sign riders (coming soon if that's required in your market/ pending), lockboxes, pick-up, and storage.

i am confident i can manage the relatively small amount of requests, and have heard some good things about apps and software that are a "one stop shop" for landlords that allow payment, leases, and repair requests. i have one out of state rental property with a plethora of options for handymen and contractors around. i have been paying a property management company 8% plus all of their inflated costs of repairs and fees and with insurance going up it has really opened my eyes to my margins not as healthy as i would like.do you have a certain product you have used or use or would recommend?
