Note on Quicken, I personally prefer the older versions (non-web based) which you can purchase on the internet for pretty cheap price and don't have a recurring fee each year for a subscription (Quicken 2016 and earlier I believe). 

All of that creates anxiety for sellers and opportunities for you.

The definition of disabled is wide and can be anything, even sleep deprived or anxiety, if a doctor says so.

Trying to think too far ahead will give you anxiety out of this world.

I think I just have first time investors anxiety so I am second guessing everything . 

B/c then they are out recurring service fees. 

If ANY party of ANY transaction sounds shady, especially your first, it's likely not worth the anxiety and lack of sleep due to your entrance into such transactions. 

These are your baseline recurring costs. 

To @Mitch Messer's point, it required her to catch up to me on the education aspect.When she became more comfortable with what I was looking for in a property, some of the risk anxiety dropped off. 

@Mark Byrge My experience has been almost ditto as Mark here.In my intro letter I push signing up for recurring billing online, if they call and complain I’ll begrudgingly give a check or money order option.
