Bad tanks and broken drain lines in your field can turn into a really crappy problem (yes, pun intended). 

If I had to take a stab at it (pardon the pun), I'd say maybe $150/night, and plan on ~50% occupancy, so maybe ~$2,000/month.

Also, the big welcome I got from my first introductory post was wonderfully genuine and spurred (a little Texas pun) me to join in the discussions.

It's something to watch 3...6 months from now, no one is immune to this (excuse the pun).I don't expect everything to be business as usual even when the death rate slows, there will have to be cutbacks by corporations and professionals to compensate for the losses.

If the MH park is clearly in the path of progress and there appears to be upward mobility (pun intended) then it might be worth exploring further.

I would love to know what areas you focus on 25k all in with solid rent is a steal ( no pun intended)
