Can you provide the address of SFH with ADU & JADU additions?  

The investors must be provided a Private Placement Memorandum, subscription agreement, and operating agreement.  

I purchased and renovated a house with a separate legal mother/daughter apartment that I am preparing to Airbnb here in Central NJ. 

This may provide low cash flow up front but it is a way of scaling if you are good at adding value and then trading up that value.

First off, has the developer provided you with a term sheet (not a commitment) from a bank showing they'd lend 75% LTC on a mixed-use development?

This is a story from my past that provides a perfect example as to why investing in tax liens at auction is so dangerous for any but the most experienced and knowledgable investors20 years ago I purchased a SFR as a long term rental investment that sat on a double lot.  

That also plays a major role in what to do. end of day stocks and real estate over time provide the same return on average - so it is really based on the individual, their experience and desire Thank you. 

That doesn't seem right about having to chase your money - but would need a lot more info to provide a better opinion. also are you investing in one property and is your name secured or you giving an unsecured loan? 

It can be trained to provide an initial analysis but I agree, nothing replaces expertise and sound underwriting.
