An O&E report is often used by buyers at auctions to be aware of current title matters.If you do enough business with a title company, you might ask for a preliminary title search, about the same as the O&E but stating title is insurable subject to a final search, I've obtained these free, but I also did tons of deals with them too.Good luck :)

My preliminary searches through the MLS (Redfin.com) don't show very many distressed looking properties, and even the lowest sales don't seem to provide a sufficient spread between sales price and ARV.

I am hoping there is some way to look up the property addreses in order to do preliminary analysis and get a property profile to establish if the property is something I'd wanna even make an offer on, BEFORE I contact the attorney or executor.
