Is it Cap Rate of pad NOI + resell value of mobile homes?

I want to sell my 1979 mobile home on 5 acres that I am renting for $1600.

I am thinking of getting my notary license to begin a Mobile Notary side gig.

Hello BP Members,I live in Broomfield, CO (15 min north of Denver) and I have owned a duplex in Englewood, CO for 15 years and recently sold it in order to pursue a 1031 Exchange into a mobile home park out of state.

10% down for mobilization and planning is reasonable.

I’m currently looking for mobile home parks to purchase but keep coming across nonprofit affordable housing communities.
