I did a quick google/BP forum search for this, but couldn't find the answer... once an MLS number is assigned to a property, does it stick? Is it like a social security number or does it get reset to a new number the ...

FYI, after construction is finished, I turn the loans into permanent residential loans that are sold off to Fannie/Freedie at 75% LTV (loan to value), which pays off the construction loan.My local bank (I dont even bother dealing with the big banks) is 1 point origination fee, $500 inspection fee (to release progress payments) at variable interest rate that right now is 4.25%.I would suggest calling some local banks on the phone to see which ones would do that loans, then going down and talking with them.

Can I put on an addition by laying down a foundation, rolling in a mobile home, and permanently installing it with perhaps a carport or deck connecting the two structures effectively "combining" them. is this just crazy?

This is based on the cost of the project, not the value (when you are finished and convert the loan to permanent finance, it will be based on appraised value).For me, I buy the land with cash.

You need permanent financing as inexpensively as possible.
