Analyze deals, build your network, and educate yourself constantly.If you have access to unique resources (like a VA loan, FHA Loan, or 401K), use them to your advantage!

I would make sure your numbers are solid and that the deal would make sense and is lucrative for the investor. 

While I have not yet closed any deals, my commitment and research have prepared me to take decisive action when the right opportunities arise.

I think it's fair to say it's beyond normal wear and tear, but I'm not sure how much is fair to say "I'm going to have to deal with this somehow, and because of the scratches I'm deducting x." 

Don't cut special deals to help a friend or act like a big shot.
