We were busy outfitting the house and taking care of a few things that it needed, but we did have it advertised on Craigslist.

I always budget $20 per sqft all in cost to furnish and outfit. 

This could be a larger or smaller outfit but they will be experienced, sophisticated and qualified for the project they are contemplating.  

I don't think Warren shows up at closings for his Hathaway brokerage outfit, I think he qualifies as an investor.Look young'ns I wasn't trying to be little you and I stated that, the question was about being in some RE niche and being called an investor, gave you the answer, like it or not.

And logic only dictates why would a land lord fail... and let a property go.. 1. because its not performing ( biggest reason) 2. strategic default property so far underwater and rents don't cover the investor walks..I know of one Terrible turn key outfit out of Salt Lake that I did a few HML with back in 05 and then saw what they were doing with the long term buyer and I stopped after 2 or 3 loans.

I'm not counting on that to happen, however.I've done minimal due diligence so far with the property manager that comes with this turnkey outfit.

Agreed probably a lot of outfits facing the same ..

you have all these big well financed outfits now making cash offers on homes Offer pad  Open door etc.. but the difference Is they will put a fairly close market value on the home but then charge you fee's and renegotiate repairs etc to get their price down.. but they are licensed brokers and they buy then resell.. big differnce 

We have for example a small outfit called Wisconsin Legal Blank, hands down the most evolved forms for our State.

I bought just one outfit for my son right before he was born.
