That, plus numbers just not making sense unless you put an insane amount of money as a down payment / buy in all cash, and other anti-landlord legislation made me look to a state like Ohio starting in 2021 and ultimately moving to Columbus to focus on building a portfolio and I've been very happy with my ROI both in cashflow and appreciation over the past few years.

Oh well....From the federal side and surely by any state, an attorney can originate a loan, following the requirements of an originator.The only issue I saw was with the trust being in title and saying you loaned to whomever.

I had the realtor I used to buy my house here in Washington refer me to someone in the same company as him over in Dayton, Ohio.

With that said, many note investors prefer the Midwest (IN, MI, MO, OH, etc.) and the South (GA, FL, TN, etc.).

I am purchasing a property in Ohio and since I am unrepresented by an agent I am debating having the listing agent represent me as well.What do you think are the pros and cons of purchasing a property with dual agency?
