I think the person in the mirror has reached the top of the knowledge limit and needs someone that is an expert to move me to a higher level. 

Commercial zoning would be okay as long as the property is considered LEGAL but non conforming. 

I did my due diligence, but when a company markets itself as a turnkey property expert, they should ensure the property is solid and their affiliates are reliable.

The language in the lease 'looks' pretty solid as well, but will let the experts weigh in on that.
