I used to play musical chairs with my HELOCs like I did my credit card balances but this year interest rates are so low I don't think I'll bother. 

If it covers room and board, yes, I would.I would probably study philosophy, art, music, literature, history, psychology, architecture.

I would have real estate podcasts in the background while at work, but sometimes I just need classical music in the background to figure out how to do the tasks I need to do.

These tenants don't seem to work and it's hard to imagine how they make living (neither one of them seem to work), just causing noise disturbance by loud inappropriate music every time we are in our back yard, etc. ... brought in the 3rd dog last week, took the sign "for rent" down which landlord put up (he put it up today again), and seems like have no intention to move out what so ever!!!

I have neighbors who are complaining about loud music, overgrown yard and more.

In Chicago we have a lot of music events, the Chicago marathon, and even holidays like Christmas thanksgiving that get really popular.Best of luck!

So my tenants, a couple,  moved in 14 months ago and they pay on the 1 st every month . very friendly and nice , until 2 weeks ago when a neighbor texted me they are playing loud music every night . 

Jobs, Lake Austin, Barton Springs, Music scene, the lifestyle, cheap housing relatively speaking, opportunities, the beer and BBQ..

Dance till the music stops and don't waste the last song.

Pile drivers, cement trucks, cranes, jack hammers, endless pounding and endless buzz saws, (and loud mariachi music from boom boxes, which I actually like, but not everyone does--some of these guys really crank it up), etc...A good first move might be to talk to as many of the existing residents as possible and try to figure out what their pain points are, and why their neighbors moved out, vs. shooting in the dark for solutions based on guesses.Some talented Texas Mariachis: https://www.youtube.com/watch?
