Finding a 2nd, 2nd home loan was probably the easiest full doc loan that I’ve done to date… lenders are willing to lend if the fundamentals are strong.  

If it gets rented the owner will update the listing with a new available date; if this moves by 30 days or more you can reasonably assume it rented.

What advice would you offer to someone with no experience to date with rentals in terms of selecting the best location to look for properties? 

Usually, older mobile homes get grandfathered into any new rules and regulations with the city and/or county.

However, it is the third factor—whether investor business had actually commenced—that is determinative here.In investor’s business outline, dated May 10, 2004, he indicated that he was starting Value Property Investments “for the purpose of buying, remodeling and renting property.”
