Started to look at available systems.

We're looking to renovate something before the end of the year to accomplish 2 things: 1) Improve home value so we can get appraisal, refinance and leverage that to buy a new property. 2) Take advantage of the tax credits that are out there in 2024 before the new year or is it better to wait until 2025 and just hold onto the cash I have at hand.Here is a list of renovations that will need to be done eventually:*Brand new basement kitchen (cabinets + add seating area - we already have brand new dishwasher, fridge, gas oven)*New standing shower in the basement bathroom*New Siding*AC/Furnace for unit 1 are close to end of life but still functioning*New Fence/landscaping*New Windows for the basement*New Garage (unstable, concrete shifting, very old)*Solar Panels on the roof (There is a $0 down payment lease option w/ sunrun, but I'm hesitant to move forward)*Renovate master bedroom closet for tenants (it is old & has built in entertainment center that is very dated)*Repair Catch basin*Adding better drainage system for back door.Greatly appreciate any help, insight or advice!

Nobody can just guess correctly THREE times - when I’m correct again you’ll know I have a system that has been tested and works.  

It dropped 1 3/4 inches of rain in 2 hours at the Bellingham airport and also closed a section of I5 up there for hours due to a landslide.We had one come through in 2022 that exposed serious issues and blockages in the drainage system for the house we bought in 2021.

We were interested in learning how to develop proper systems.

Do you rely on local property managers, or do you have your own systems in place for things like maintenance, tenant communication, and rent collection?

You can save that amount or more simply by designing and specifying the right foundation, exterior facade assembly and/or roof system.

I believe WWC and my goals are aligned, however with these high upfront fees, it appears the general partners would do well with or without the asset performing, which risk is there with potential market correction coming.And, I see what you mean, WWC seems to be doing well with their system, so they may be squeezing more juice on deals now b/c they deliver for their investors.
