I’m open to exploring both the HELOC and a 401K loan, especially since I’m not getting any younger and financial independence is the next major life milestone I’m pursuing. 

I didn’t have a milestone I met or anymore goals to reach.

The other important thing to have in place is a team on the ground (PM, agent, contractor, lender, etc.) that can help you hit all the important milestones.

Whether I'm reinvesting profits, paying down debt, or chasing specific milestones, my minimum profit requirements are aligned with my bigger financial picture.So to answer your question, as a fellow small-time flipper with a limited number of deals, nailing down your minimum profit is crucial. 

Work out a pref/promote with them so if they hit certain ROI milestones they get a cut of the action. 

I break up my work into milestones and pay on milestone completion.

Its really easy to reach a milestone and pass it without celebrating because we always want the next goal, but I had to take a moment and truly appreciate how far this journey has taken me.
