If the market has changed even a $30 increase is fairly mild 3% or less.  

However, I'd like the exterior of the building to be in at least decent condition.Lastly, I'd like the immediate neighborhood to be at least mildly walkable, with at least one store, one restaurant (fast food or otherwise), and whatever nearby. 

I guess the question really is are prices sustainable, and if not, do you get a mild correction, a deep correction, or a flat out crash? 

I've seen houses that were almost ready for tear-down yet they sold for full asking price with multiple offers in a mild market.

Around here, that's pretty normal (we also have fairly mild winters).
