@Joe Melody -- I'm just guessing, but with all the income has from his businesses, it would probably be wise to *store* that income into real estate, for the many benefits it provides including tax benefits.

A population of 15k couldn't support something like a music rehearsal space building, but perhaps a mixed use of storage, workshops and creative spaces?  

Additionally, the family routinely plays music and yells at these hours. - Weed: I believe M is smoking weed in or around the unit.

Once this slows down, and it will, The Butchers Bill will come due with all of this "Whatever it takes" nations are playing Musical Chairs with the world economy and REITS will be just one of the many future shocks waiting to happen.

To me the developer is the conductor for the orchestra and this starts with being able to assemble all of the pieces needed to make the music beautiful.
