You have to know how to find and sign properties ahead of getting access to those buyers.You do want to do both at the same time so that when you have your first deal, you know someone, but don't expect anyone to pay attention to you if you don't have 4-5 deals at all times.

I just put one property on escrow which was also in a very bad shape - strong smell with cat urine and I had to replace all drywall and existing flooring.As I am waiting for my escrow to be closed, this came into my attention.

Things like:- having them name you as an additional insured- having their policy be Primary and Non-contributory- Requiring that their policy provide 30 day notice of cancellation- Having their policy waive subrogationThe Tenant should have General Liability, Professioanal Liability, Workers Compensation, Business Auto, and possibly Accident/medical coverage.

I don't wholesale, too much work for me for the return, but I pay attention to what the big wholesalers say the market is doing.I find the properties that are not on the MLS and put them out there for buyers as lease option.

If you think you're getting a lot of attention because your rent is a little lower then a good tenant will STAY LONGER because then cannot do the same or better with a different rental for the same price.
