I've been searching all over California (I live here, just north of LA) and there are some pockets where the properties aren't massively expensive.

Finished a massive remodel on my house and Bought another rental almost two years ago and did some things wrong (including having a tenant that was running a 3 million dollar real estate scam that got hooked on heroin when the feds caught him lol) but I've learned a ton from it and am ready to get things rolling and start buying properties. 

Quicken has a bad rap with investors because it advertises low rates and then has massive closing costs.

That's different from a massive flood or a fire.

That way you can still back out if the inspection shows massive costs to repairs, yet make the seller take your offer over others.

What if you get this property, only have, at most, $2,000 set aside for any expenses and then there is a massive pipe burst issue and you have to do some major repairs?

It just feels like I'm racking up a massive amount of debt and waisting my time while I could actually be working.Thanks for reading!

the sellers know that you can add units so they massively overprice whatever pile of garbage is sitting in the front of the property... 

Are there opportunities that will arise from Hurricane Florence passing through and all of the massive flood damage?
