If I win the auction and get deed to the property, I don't know if there's a point in filing an eviction notice since no one lives there so the question is, do I just wait the 30 days as required by law and have a locksmith change the locks?  

I would appreciate any referrals to a low cost locksmith in the Riverside / Moreno Valley area.

If there's a $25 charge to rekey the lock and it's done by the handyman of the PM I guess you could call that a "charge" but there's nothing around a leasing or re-leasing fee.  

About 8 doors rekeyed. 

The last time this property turned it was so clean all I had to do was rekey the locks.

I'm more than willing to pay a locksmith on their behalf to gain access to the inside and assess the property, but I don't know how to handle the estate issue.

If not no worries bc your manager in almost all cases will have the locks re-keyed.

Can’t you just have them sign a new lease at the higher rent (you should have a new lease & doors rekeyed regardless)?

I know locksmiths cost money and I know that turnover isn't always instant.  

This has also saved my tenants a call to a locksmith or me when they have locked themselves out.
