Probably very lazy and self entitled, I may be wrong but not likley.Co-signer or not the money from the mother is not reliable, when she stops supporting her leach of a daughter or dies you have a problem.

Good Afternoon Investors, I am looking for a good title company in the suburbs West of Philadelphia. 

Their thought is risk is low even if property is off by 20% we still get made whole on the loan with a default.I know specific commercial retail developers who are lazy and love buyers putting 50% down because they do not have to hardly show any due diligence to the buyers lender and it closes.  

Update: I went to see the place on a Friday afternoon and found the place only needed minor cosmetic repairs.

Good afternoon Stephen Dickey ,If you’re willing to work with an agent, look up any listing in your area on Zillow, redfin, realtor, etc... the 2-3 agents who come up on that listing should be receiving several buyer leads per day.

Hello everyone, Its time for me to stop being lazy and go make deals.

As to the comment about the brokers not responding and failing to underwrite the deal properly with specifics about financial health of the property, that’s just laziness and incompetence.

In the meantime I'm also meeting with a realtor who's also an investor this afternoon.

Sites like BP, Zillow and the linke actually increased in numbers.The odd thing is that afternoon MOZ updated it's thing, I actually increased both my PA and DA, but that evening (just a few hours later) my PA dropped 10 friggin points... my DA remained "the same".
