I have seen lenders lower the interest rates to as low as 2% temporarily and even use a balloon coming do at the end of the term which will not accrue interst for the life of the loan.

A great lender for land loans is first interstate bank. 

Send them a hand written letter (yellow or white paper, it doesn matter)Let them know you are intersted in purchasing their home and to give you a call.When your starting out make sure you are Organized and Professional.

It is simply a loan like any other except is it ususally interest only if you default the lender is entitled to his past due payments penalties and interst and the cost of taking back the property A break even is highly unlikely unless all the prior condtions of the loan was met 

I have 2 hotel deals I've come across that are in markets that only someone local would understand their growth and they can double in value and triple cash flow just because they are on major interstates and highways. 

I've worked with investors on LTR here for years, but STR has been our saving grace in order to cash flow at current interst rates.

With cheaper and more accessible buildable land compared to other markets (which have run out of room) new construction fills this need in the market.The infrastructure is already established in Ocala, with Interstate 75 running from Tampa, through Ocala and then running into the Southeastern states.

DeSoto County has been growing for at least the last 20 years with the county now having many large employers that has reduced the amount of commuting into Memphis, major retail and a good road system with access to north/south I-55, US HWY 78 (I-22) connecting Memphis and Birmingham and the recently completed I-269 which is the new interstate that creates a bypass around Shelby County and opens up a tremendous amount of developable land for industrial/distribution and future residential.

Also, you can easily get on the interstates and turnpike and be in the larger cities for day trips or weekends away (Philadelphia, Pittsburgh, Baltimore, DC, NYC, Gettysburg) so its a great location in PA.
