I can't even count how many times I have seen posts on Biggerpockets from struggling investors trying to rent out Section 8 properties or D class properties out of state.Everyday there is a new post from a Newbie Investor who put their hard earned cash into a dud of an investment and cannot figure out why they can't find a solid tenant, why their tenants don't pay, or some other horror story related to investing out of state/D class real estate. 

I do my best to honor both, and God has blessed me more than I deserve; including having a portfolio of rental properties, which is a story in itself that came about because someone offered me a house on an owner-carry contract because he knew I could never afford to buy my own while living overseas.  

Never assume you know someone’s full story. 

There are horror stories of Ohio long distance investing all over these forums. 

It is easy to find a few success stories but in most cases, investment funds go up in smoke.
