While my credit is really good at around 790, I've been getting a lot of "factual data" inquiries lately from banks I have existing loans with, and I feel its starting to bring my score down.I'm looking for recommendations/help on a lender that will approve me for this heloc based on the info provided above, and give me 80-90% of appraisal, and not what I paid for the property, (a rehab) before I invested any money into it...

Cash is king.thank you and I understand what you're saying, but this is my situation. this is my third lender, and i'm sick of having my credit hit by hard inquiries. we need a place to live before i start working in stl right before christmas. this got me a closing three weeks before christmas. ive already got the HELOC, its drawn about $14,000. if you know a bank that would lend me $200K on $42k base pay W2 and close by 12/2, id be happy to talk to them. i'm just wondering if its better to use my HELOC for a bigger down payment to make my loan smaller, or not, as far as making monthly payments goes.

@Suduk N I would wait to find a more suitable tenant and/or lower the rental price.I recently had a turnover on the Southside of Chicago and after listing it on Zillow and rentlinx had over 75 inquiries within 3 days of posting.8 prospects came to view it and I eventually found a qualified candidate.The cost to wait for a qualified tenant is always less than the cost to evict an unqualified tenant.

In practice, I wouldn't sweat this, people with multiple mortgages getting paid on time typically have FICOs in the high 700s low 800s no matter how many inquiries you throw at it.
