The payments are too high (going to cut into my profit too much vs a residential 30-yr fixed loan) and on top of that the closing costs are higher and you basically MUST refinance every 5 years due to the balloon payment (which leaves me vulnerable to interest rates going way up, AND means I have to pay some closing costs again every 5 years.)Is there any other way to do this??

Where I'm at we have no REIA and the one time a landlord association was started it was headed by one of the stupidest slumlords around who got his sorry butt dragged into court and went down in flames shouting about his constitutional rights.

I get the impression that things done for the sole purpose of asset protection are fairly vulnerable once you end up in court.I spent time discussing all of this with my estate attorney and I concluded that the umbrella policy was the best way to go for me.
