I have a real estate team LLC and an investment LLC and they work independently, but on-market opportunities are funneled to my team.

. - Most lenders require an appraisal, which is completed by an independent appraisal company.This sounds like you had a few bad experiences with a local lender.

They are both acting as independent contractors and should be paid a fee for that.  

I think I'd keep them separate though since I would want the business to be independent of my house and stand on its own.

That being said the town is in need rental apartments and/or independent living units I could build next door.
