I have the gray hairs to vouch for my experience.

We got a light gray roof installed and it actually cools the house much better than a shingle roof does.

Paint the basement floors(gray is nice) and walls(white) (use DryLok on the walls) and spray paint the ceiling with flat black.

This would be far too deep into the gray area for me personally, but I would definitely explore it with a managing broker and perhaps even a RE attorney to make sure you have your bases covered if you decide to go this route.

Although I'm somewhat biased (I currently live and invest in Louisville), I have to agree with the analysis provided by @Francisco Alzuru and @Spencer Gray.

PLUS, All new gray wood laminate flooring, bathrooms with Italian carrera-like tile, real wood double-sink vanities with marble and granite tops, White-Quartz counter tops & 6" back-splash in kitchen with White shaker self-closing cabinets, nickel brushed hardware and stainless steel appliances.
