I posted briefly about this back in July or August before we closed, but thought I'd write a little update because it's been an interesting ride. 

in cash flow would cut it for me. i'd want enough to cover the mtg, but also R&M and a little for vacancy. if i can't do that plus have a little actual "cash flow" left over.... i'm still here :) if that's any indication. 

Might be a little bit down the road for me, but that is for sure dream that will come true...One Chicago's best features is the lake, which I'd like more access to.

In addition, if you're actively flipping properties in the area, I currently have time on my hands and I'd be happy to support you in one of your projects in exchange for learning in depth about the process.

Although again the guys i funded that have 250 plus units probably have 10 mil or more in forced equity. 

My background is in construction management, so once the work begins I'll be able to facilitate the construction in a timely fashion and oversee the work that needs to be done well, but my concern is actually getting started.I'd also like to make sure I know the root cause of the foundation failure and am not sure if that would be covered in the inspection or if I'd have to have an additional consultant come out and figure out what is going on.

I'd like to simply buy a turnkey rental and make cashflow but I understand that's easier said than done and turnkey properties likely won't provide me ideal ROIs.

My rates and occupancy have not suffered, I'd maybe argue that they are better, and my ideal guest has changed (two couples, retirees, older families).
