I have enough down payment and can get a DSCR for the 4 plex, but would not be able to swing the other, even by itself.

I would get rid of it due to the liability.Also who would be responsible for lugging firewood upstairs?

I would like to purchase a three or four Plex and live in one of the units.I understand I can use an FHA loan or conventional loan with only 3 to 5% down in order to get into the property however I live in a very expensive area and the properties I am looking at are currently 700+. 

U want to google insurance companies who place their clients that have had fires etc.thats what I do for the last 5 years.. top quality tenants no need for PM .. backed by insurance.my unit normal rent about 2k we get double that.. ours is  townhouse Gated prime area of Summerlin.. not all areas are great in Vegas the closer to the strip the grungier it gets.

If your market won’t appreciate you obviously need way more than the 5% you can get in the bank with no risk.

If your current accountant is not a specialist in real estate taxation, you should look for one who is.Next time, you should also get a consultation to see if the cost segregation study will be helpful before proceeding with the purchase.
