They are about as bad to get out of as garbage (assuming you're a non-franchise account) contracts.You can get out, but you'll pay back an amortized amount of the up front payment they gave the previous owner and then NPV on future collections.I'd say, I wouldn't call off the deal, but read the contract to see when you can get out VERY CAREFULLY.

Their franchise fee is lower also.In Portland, didn't usually see a buyer-paid commission, but it'll vary by office/broker.I guess Chicago (again, there may be multiple un-related different SVNs in an area) was doing good numbers.Like any broker, I wouldn't weigh the franchise as heavily as the individual broker and understand the exact terms of the deal.Heck, if any broker has a good clean deal as a listing, I'll work with them even if I don't trust them.

You can check with itrip (They have franchise owners in different local markets and I've heard good things about them generally-they are who i am going to use on 1 of my units) , vacasa ( I heard mixed reviews of them), and whomever else you can find.
