it seems like the potential buyer might want to have you put in some spec items that you normally do not offer to customers.

You may want to research now how the country taxes different types of investments(Equity, bonds, real estate, etc)That can tell you potentially what investments to have. The issue with potentially becoming a US citizen is that they will tax you on worldwide income. Therefore, if you get the citizenship and move out of the US, you may want to see if you would be exposed to US taxes, whether you will want to move back to the US and if you want to renounce your US citizenship.I agree that if you are not sure of living in the US, you may want to avoid doing items such as having a large balance in a retirement account that may be considered taxable by another country when you retire.Best of luck

We had already been planning to do some maintenance and repairs (repave driveway, re-insulate attic, replace two broken faucets, other minor items), but were wondering if, for tax reasons, we are better off waiting until we close on the new home and this is no longer our primary. Can this work count toward tax deductions as preparatory work on rental property, even if it's currently our primary?

@Stetson OatesIf you personally guarantee a loan it means you and everything you ownSo if xyz LLC fails to pay a loan and have a personal guarantee, that person can then Go after every other LLC and take assets from those (or anything personally you have - except possibly for homestead and specific items) - this is why we get personal guarantees on our loans we give out.
