The implications are two-fold.

We've had to increase our marketing 10 fold in the last 2 years or so to stay competitive. 

Even if the current prop management company is good what happens if they fold, end up having a drop in service level, etc.

My question is two-fold, does anyone have any creative strategies that I am overlooking in searching for  a multi-family property? 

They tend to have the aluminum bending equipment to fold a piece to fit that.
