I have enough cash to invest and am considering cities like Indianapolis, IN; Cincinnati, OH; Cleveland, OH; Atlanta, GA; and Charlotte, NC.I’m looking to purchase houses around $300K, with the intention of fixing them up.

If you're looking to do a fix and flip or something like that, there's no reason why private lending couldn't work for you.

I'm curious to know how often property managers actively suggest value-add activities for properties (ie, building an ADU, remodeling, buy-fix-hold opportunities etc etc). 

I'm no appraiser but have plenty of fix and flips as well as new construction but IMO, it will be existing home. 

Is there a fixed-term lease on the property or are they month to month? 

There are no easy fixes.  

Little did I know I was going to stumble across some books mentioning bigger pockets, start listening to their podcast, and make a post saying this house is now going to be a fix and flip!

Since it's new construction, I hand the construction manager the full report and make sure they fix EVERY issue.

If you want to fix and flip, find that person and repeat what works. 

I'm typically all in after fix-up/renovation at 45K to 85K and they rent from between $850 a month to $1050 a month
