Finally after 10 weeks we've finished our remodel of one side of our duplex. 

I was able to finish the attic and basement making it a 6 bed 3 bath home.

Also look to see if there are co-op programs where it may take 5 years instead of 4 to finish, but they are gaining experience and networking.

As far as the house, I would get someone to complete the outside and I would finish the inside and do all of the electrical, plumbing, trim, etc. and contract out the drywall myself.

Otherwise, he should just tell the landlord he plans to finish out his lease, and then landlord would have to sell with the existing lease in place, limiting his buyer pool to investors, or wait until lease ends next July.

I’m thinking either option I pick I would get it in satin finish, although the original seems to be flat finish.

I can finish both basements and turn both sides into a 2/2, and that would increase the STR cashflow by $700 per side.

The house rents for $1200 month currently and will be able to get $1600 if renovated (finish basement bathroom, new flooring and fixtures, mainly cosmetic).
