I would still consider investing in Sunrise but Sun Communities owns everything in my area so I see first hand how they run it and a few park managers I spoke with spoke highly of Sun Communities and even toldme they had applied.

@Tyler Lingle I found a couple prior to even posting this (CIREIA Club) but was curious about others before making a decision on which one(s) to focus my time. 

Even with the balloon, this is more typical for owner finance. 

I have been to RE meetups in the past with like-minded everyday investors pursuing similar goals, sharing stories and learning from each other, running through numbers, sharing network contacts, and even doing deals together.

It can be used to monitor markets, filter results based on lots of different criteria & even includes annual revenue numbers that you can work backwards to see how certain markets/properties are performing.

There are almost no exceptions to this, so it's not even worth considering.

But SFH are already seeing renewals at 2%-4% and release rates up at least 5% YoY...that number is even higher on some luxury ($3k+/m rent) homes as those are harder to find.The rest is entirely speculative.

This would be my first real estate investment, making the decision even more critical.I understand that backing out would mean losing the $2,000 earnest deposit.

Even if a title company were to manage the setup making sure all parties are paid, the cheap debt and cash flow would not be enough to be enticing to any investor even if midterm rental could yield a healthy return. 

And do I have to go through my brokerage even though it has nothing to do with them?
