Do you have experience at new construction or rehabbing?

I feel like my "circle of people" really needs an expansion and improvement and I want someone with more experience in the field I want to be in to really help me gain myself to success!

@Colby Burns  Agreed regarding the PM side with them (A member of my spouses family had a horrible experience with them)  Regarding the construction side, I cannot speak to. 

I focus solely on Detroit proper because, in my experience, the rent-to-price ratios, opportunities for value-add projects, and overall market potential are much stronger there.That said, Detroit is a nuanced market.

I'm curious to hear from those who have invested in airport-adjacent properties for the long term — how has your experience been?

I'd  love to hear your feedback and experience if you have any.

In my experience, cost segregation studies are a lot less than $10-15k especially for smaller properties (6 units and below).

not sure if you are familiar with basketball but it is alot like the spurs offense. meaning the system works if you trust the process. my uncle has everything set up. contractors, know how, experience, tenant screening. management. so i will integrate into his system and learn it to replicate it like Steve Kerr did for the WarriorsYes, I am - The Big Fundamental was a great power forward!

What financing strategy would be most effective?

Ultimately, every applicant is a risk in one was or another, no one is 100% guaranteed or qualified, you could have the best applicant on paper screw you over, or even pass away, you just need to do research and use common sense in my experience.
