I have to agree with David on this one... best to focus on your primary business first as being a good real estate photographer will certainly eat up your most valuable resource... time.

The cap ex, repairs, broken appliances from a 6 unit will eat you alive.

These items will eat into your actual returns versus proforma.

then get a couple sheets of FRP ( fiberglass reinforced panel) and glue it up on the walls all around. just make sure you use the right adhesive for FRP, if not it will eat the panel. 

Putting all of your eggs in the appreciation basket seems risky.Curious to hear the thoughts of other more experienced investors.

The first of the month is like Payday for us landlords and when payday doesn't come or is short, it eats away at you.
