Rents were below market at $750 and $820, while similar units rented for $1,000.

One year after I used that property to pull a HELOC and this year used that money to purchase an off market 4 family property in Clinton for well under market value, which I just recently finished all of the repairs and upgrades on.

My units are rented but one tenant is month to month and under market.

@Zack Whiting - You are in a top tier market for investment properties!

We have no interest in contact data gathering, as that space has been well developed. 

In CA (my market) the seller is required to make honest disclosure statement and you can collect for material non-disclosure.I suspect you already have learned that you need to check the status of all permits. 

Taking apps and structuring loans is only one part; you also have to understand marketing, lead gen and prospecting, and day to day business management.

And this is so market specific..  

How are you coming up with that much larger market rent for all those units?
