They did an awesome job submitting my applications, explaining the follow up that needed to be done by me and extending my term as the first submissions of credit applications where denied (I had just sold my place and didn't know that you had to have 2 years at your current place or I could have used old address and just forward it).Any questions I had were always answered, I learned so much about how to obtain credit even AFTER you are denied

I never try to tell them they should or should not apply.When denying an application, I don't give a specific reason unless required by law.

He was honest with me and said he'd hate to see me go through the process only to get to underwriting part and have the lender deny me because of this.We then looked at options to refinance as an investment property but the rates were too high and overall not worth me refinancing (I currently have a 3.5% rate on a 15 yr fixed mortgage with 12 years left, and about 100k in equity on the property).So my question is, what are my options here?

If your cash to close is $22k and this $50k is all you have, your loan will be denied due to "insufficient funds to close."

And supposedly, you can't even pull criminal history until the tenant is otherwise approved, which is intended to prevent "finding" a reason to deny otherwise.

Just fyi.if you still have your finance contingency you can back out and get your money back if the lender denys you.. if you run out of time you could lose it.you should be talking to your real estate agent about this.. that is the one who will help U
