My first investment property

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $165,000
Cash invested: $32,000

Triplex located in the downtown Caldwell area.

What made you interested in investing in this type of deal?

Listening to the success of other investors and wanting to create the same wealth for myself.

How did you find this deal and how did you negotiate it?

I actually found it on the good ole MLS. Their asking price didn't make sense to me, but it was a high market so they should have received what they were asking for. I put in the price I thought I could do and it was $30,000 below asking. They denied it and accepted three other offers before finally accepting mine. I just resubmit the same offer every other week.

How did you finance this deal?

I used traditional financing and partnered with a friend on the cash to close.
