The shower is in the basement under the stairs (yeah, this tiny structure has a basement) and there's really no kitchen.I had a contractor eyeball it and he said he guessed it would be about $15k to redo the place (move the shower/sink into the bedroom, convert the upstairs entry area into a tiny kitchen, consolidate the furnace/water heater with smaller units and move them to a corner, and then have the basement be the living area.

This is all of course if I keep my AZ property, I would only have a total potential of $25K-$30K to work with vs $90K pooled together after the sale of the AZ home and consolidating all other liquid cash.

The only downside is your review pool gets diluted, since they will be spread across two listings instead of consolidated in one, but I think the logistical pros will outweigh the cons here.
