ps I’m in the oil and gas industry 

Here's mine from the last few days.Propane stripper: a large piece of equipment that removes propane from semi-refined crude oil just before it reaches a fluid hydraulic catalytic cracking unit.Chulo: Spanish, a pimp or gangster type of person that is attractive looking.

This project took a little longer than expected because we did an oil to gas conversion which took about 8 months for utility to bring gas to the house.

Biggest challenge was oil to gas conversion.Learned how to create corporation and use tax laws

What are you opinión of this deal: bought home for 410k, fha with 6% seller concession.The home is a live and flip deal. 4bed, 1 bathroom. 1500Sq ft cape, roof is mid life, no foundation issues, no oil tank issue, no furnace issues Renov 48k ( on a personal loan) ( New kitchen, second bathroom, landscaping, fencing, repair existing bathroom, New flooring, paint the inside, replace two window, repair deck, putca couplecof gutters,, update electrical panel, New major appliances)With the current market in my area ARV 560K (iam in upstate ny) Should I keep for 2yrs or refinance and rent this out?

When COVID happened a year ago the oil and gas industry also tanked to the point we had negative oil prices.

Although the local market has diversified in recent years, there are still significant ties to the offshore oil/gas industry. 

I am studying Petroleum Engineering but have have decided that I am going to get into Real Estate Investing for some added security and stability when oil is down.

These tanks can contain anything from waste oil to gasoline, for example if there was a gas station there in the 1950's, those tanks could possible have never been removed and can easily cost 10's of thousands to be remediated.

So the corner house is on hold while I get this oil rig up and running (more income potential).
